The Paddocks Centre Renovation
Following a Cabinet meeting in December 2023, Councillors agreed to invest £1.5m in renovating The Paddocks Community Centre on Canvey Island.
The closure is to enable essential renovation work to take place which will ensure the centre remains open to users for years to come and will include improvements to both the interior and exterior as well as upgrading electrics, heating, lighting and ventilation systems.
It is anticipated that the centre will open its doors again in late March 2025. Until that time current users are being offered alternative provision at other Castle Point Borough Council facilities.
Timeline
September — October 2024
- Lower Roof ductwork and commencement of lagging to plant.
- Roof felt detailing to lower front roof.
- Façade detailing to front elevation and temporary security measures ready for new window fitment.
- Scaffold fitment to front elevation and internal areas.
- Asbestos re-commencement removal works to plant room.
- UKPN disconnection works.
- Soil Investigation and drainage works to rear of building.
- Commencement of full electrical rewire.
- Commencement of full fire alarm rewire.
- Commencement of data rewire.
- IPS Panels and vanity units to toilet areas
- New vinyls to toilet areas.
- Fire sealing and protection works.
- Painting to w/c areas.
- Suspended ceiling works.
- 1st and 2nd fix carpentry works.
- Insulation to eave perimeters.
June - July 2024
- Lower Roof completion and sign off
- Roof detailing and timber cladding reinstatement to lower rear roof
- Scaffold removal to external areas
- Scaffold strike to main hall
- Continuation of asbestos removal works
- Mechanical, electrical & ductwork works
- Carpentry & plaster boarding to bathroom areas
- Tiling to bathroom areas
- Painting to bathroom areas
- New ventilation internal works
- 1st and 2nd fix carpentry works
- Overhaul of internal doors
May - June 2024
Work includes:
- Completion and signing off of the main roof (pictured above)
- Fitting of fascia, soffit and gutters to main roof
- Removal of scaffold to allow commencement of the lower rear roofing work
- Asbestos removal works (all behind red tented areas)
- Mechanical, Electrical & Ductwork 1st fix Items to Main Hall and toilet areas
- Plastering to toilet areas
- Lagging works to new ventilation
- 1st and 2nd fix carpentry works
- CCTV of current drainage
- Strip out of bar areas
March - April 2024
Work includes:
- Scaffold completion to allow commencement of the roofing works
- Commencement of roof replacement
- Asbestos removal works
- M & E removal works and commencement of 1st fix Items.
- Floor repairs to w/c areas.
- Removal of all ceiling grids and ductwork to main hall area
- Removal of asbestos ceilings to main hall and stage area.
- Removal of all stage lighting and curtains to facilitate asbestos removal.
- Upgrade to security onsite, including security cameras, alarms and floodlights all monitored outside of site hours.
26 February 2024
Work commences on soft strip demo works to toilets, stage areas and bar areas, ductwork removal to roof, M & E investigation, isolation & disconnection ready for asbestos works.
19 February 2024
Castle Point Borough Council Councillors and Friends of The Paddocks group members met with contractors to officially hand the keys over.
Cllr Dave Blackwell, Leader of Castle Point Borough Council, said:
“Renovations to The Paddocks Community Centre have been long overdue, so we welcome the start of these works. Our residents deserve to have a local centre that can serve the community well and we believe this investment will ensure that The Paddocks remains an important asset for the Borough for the future.”
Matthew Smith, Associate Building Surveying at Concertus stated:
“This is an exciting project for Concertus, working in collaboration with Castle Point Council and SEH French to deliver a significant refurbishment project. The refurbishment scope identified as part of condition improvement plans has been a positive approach. The work completed to date by the teams to get to this point has enabled the Council to make informed decisions on their approach and ultimately a decision on how to progress the project.
"The project works to be undertaken will make a positive change to both the building fabric and energy performance of the building. We are excited to see the project commence and look forward to seeing the completed works at the end of the project.”
