Modernisation and the Decent Homes Standard 2010

What is the Council doing to modernise its housing stock?

We carry out annual stock condition surveys on a proportion of the Council’s housing stock to assess the need for repairs, maintenance and modernisation.

All Councils have to meet the Government’s Decent Homes Standard. Under the Government’s definition a decent home is one which is dry, safe, warm, has relatively modern bathroom and kitchen facilities and is in a good state of repair. We use information from the survey to prepare our planned maintenance programmes being mindful of meeting the Decent Homes Standard, which includes the following types of work:-

• UPVC windows and doors.
• Central heating.
• Kitchens and bathrooms.
• Roofs and chimneys.
• Electrical rewiring.
