Introduction
Castle Point Borough Council ("the Council") have designed a Council Housing Fire Safety Policy with the safety of our tenants at the core.
A safety first approach
The Council will maintain an up-to-date record of the homes and communal areas we need to complete regular Fire Risk Assessments (FRA)s. Typically FRAs are needed where there are two or more homes, with shared common access. The FRAs will be recorded, and all issues identified will be prioritised and completed with designated timeframes.
The Council ensure that fire safety equipment, such as fire alarms and detection systems are regularly serviced and maintained by competent contractors.
For buildings with a "Stay Safe" evacuation strategy, tenants and leaseholders are advised to remain in their flats unless a fire occurs within their actual home or if there is smoke in their flat.
Keeping areas clear
The Council emphasises the importance of keeping communal areas like corridors, stairs and landings clear for evacuation purposes.
Mobility scooter storage
Tenants and leaseholders with mobility scooters are advised to make their own arrangements for storage and charging, as these should not be stored in communal areas due to fire safety risks. They should never be left on charge unattended.
What about tenants and leaseholders?
Tenants and leaseholder are expected to test their smoke alarms regularly, keep escape routes clear, and be extra careful in the kitchen.
